如何睇通2015年樓市?

踏入2015年,大部份的預測是看樓市平穩微升,Allan卻又唱反調,指出坊間所有預測都犯了一個錯誤,就是把樓市當作是一個單一市場。

展望2015年,Allan覺得某些類型的物業,例如四百萬以下的細價樓,已經升到非常危險的地步,未來供應亦會增加,大家要小心。同時,又有許多類型的物業,因為政府多年的打壓,仍有相當大的升值潛力。總結來說,樓市仍是充滿危與機。

轉「危」為「機」關鍵時刻

在2015年,市場會變得更快,大家一定要學會睇通樓市,才能化險為夷。想置業的,要找到低於市價20%才好買。想投資的,要把現金流做到超過10厘才好入。買樓必須先認清楚未來哪些區域會發展,哪些區域已經老化。最後,Allan語重心長地叮囑大家,買賣物業前,最重要是先要裝備自已對房地產市場的認識。

投資鐵三角:可攻可守!

樓市明燈Allan連番的預測都中,吸引了《資本財富》的記者採訪。
可惜,那個記者曲解了許多意思,也漏掉了許多最重要的東西,希望在此修正和補充幾點:

第一:要為物業增值,是要靠洞悉社會的改變,了解客戶的需求,把不合時宜的資產變成能解決客戶需求的資產,物業自然增值,現金流自然會提高;

第二:要「進可攻,退可收」,最重要的是有「鐵三角」的投資組合。第一個是投資自己的生意,提供強大的現金流。有了這個基礎,銀行就肯貸款,我們也敢去貸款了。如果現在還沒有能力做生意成功,那首先要投資的是自己,學銷售,學做人。

(傳統教育沒有教這些有用的銷售學、領導溝通技巧、生命智慧等,智富學苑就把握這個機會,為我們的學生提供這些人生最重要而學校不會教的學問)

有了Profitable生意,第二個是股票。大多數散戶在股市是輸錢的。股市、樓市,背後有許多共同因素,看通了,就不難賺錢。我買樓首期都是在股市賺來的。

股市切忌Buy & Hold, Take Profit, Cut Loss, Diversify...

(我把多年經驗,包括曾經輸大錢的教訓,再加上《孫子兵法》、《易經》給我的啓發,編成了「投資心道」和「投資新道」。「投資心道」教的全是心理學,做到“知己知彼,百戰百勝”。孫子又提出“道、天、地、將、法”,坊間教的大多數是“法”,「投資新道」教的是道,是要投資必勝的首先條件。


市場如殺戮戰場,投資不學「投資新道」就等於去送死。“勝兵”是先勝而戰,投資也要做到知道“必勝”才投資!

樓,只是投資鐵三角的最後陣容,但是應該是最大的規模,就像海、陸、空軍。有了海軍和空軍的開路,陸軍就能長遠地佔領疆域。有了借貸能力和買樓首期,樓可以安穩的建立長遠的現金流。

第三:社會在變,而且是變得越來越快。政府的措施(包括美國也包括香港的),也越來越使樓市偏離自由市場的運作。看不通的大眾,這是個大災難!未來有殺傷力更大的金融風暴、海嘯和火山爆發。看得通的,這是個機會。所以,危機危機,對忙、茫、妄的人必定是危,對有準備的人是機。

未來三年,退市、辣招、前海、自貿區。。。

有早知,冇黑衣!-樓市明燈教你發達

2009年,當樓市還是非常平的時候(相對現在而言),有醫生打電話到電台,投訴香港的樓太貴了,連她和他老公(做律師的)一齊也買不起樓。

可悲,今天他們可能更加買不起樓了。

但是,醫生和律師都是高薪的專業人士,香港的樓價真的那麼貴嗎?

2010年,樓市突然下降,可是一般的人在樓價下降的時候便審慎了。我卻分析樓市還有泡沫(泡沫意味着會大升,但是在此提醒,所有的泡沫最終都會爆破)。

結果,政府真的出手了很多次,但是還是不敵息口低和資金充足,樓市還是從中原指數78升到今天的107。(見當天的報紙)

如果當天有買樓,當天中原指數是78,如今107。以首期3成計,投資回報超過100%!
 2012年3月,當大家又因梁振英當選做特首而悲觀時,我在此blog教人不用急。

如果你可以洞悉未來,你會怎樣做?

1997年,當大多數香港人正在亢奮地期待香港回歸後,國內同胞和國企來港買樓,大埔的樓價超過一萬蚊尺都決定合理時,如果你看到了董建華8萬5房屋政策的荒唐和亞洲金融風暴的來臨,你會怎樣做?

到了03年,香港人每天都看着新聞中的悲哀,沙士、梁錦松、老懵董。。。如果你看到了中國在經濟上撐香港(CEPA,自由行,。。。),估計到了香港政府官員寧願有一天被批評“缺乏長遠的房屋政策”,也不願意被批評“官商勾結”、“利益輸送”(還記得紅灣半島嗎?),你會怎樣做?

到了07年,美國的次按危機已經把Bear Stern打垮了,許多銀行都已經面臨倒閉的危機,香港卻依然陶醉在“港股直通車”的美夢中,六叔和四叔還在說恆生指數將到36000點時,如果你洞察先機,你會怎樣做?

看三國論2012年投資房地產的5大策略

在6月9-10日的《智富房地產》堂上,我會分享當今時局,以及投資者如何
順天時,盡地利,建人和 地去轉

現在在這裡,先與大家分享五個錦囊妙計吧:

1。破釜沈舟

當最好的機會來臨時(而且很可能很快就到了),一般是最令人害怕的,也是在終極一跌的一霎哪。

很有可能,到時我們便因為恐懼,不敢投資了,錯失了良好時機。

所以,今天就做功課,明確自己能拿多少資金出來投資,而且做好“敢死”備準,即使這些資金全軍覆沒,也不會使你不安。
(投資有時就像打仗,敢死隊的勝利和生存率通常是最高的)

2。桃園結義

我常說,沒錢-沒問題;沒時間-沒問題;沒經驗-沒問題。

因為有人有錢但沒時間或者沒有經驗,有人有時間但沒錢或者沒有經驗,有人有經驗但沒錢或者沒有時間,所以三兄弟(錢、時間、經驗)結合,便可創出財富。

你有投資團隊/企業嗎?(不是那些所謂的基金、地產股或者REIT)    

(警告:在合作前,要瞭解對方是否可以信任,有沒有共同目標,和不和得來,出了問題有沒有機制去解決等等,在此不逐個詳談)

3。靜待東風

有了糧草(資金)和將領(團隊),不要馬上出擊。

要做到萬事具備,只欠東風 - 待機會出現時,能在3小時內行動。 

(註:草船借箭-如何在今天的環境中問銀行借錢,也是一門學問,在此不詳談)

4。舌戰群儒

甚麼是東風? 甚麼是你出擊的時候?

待大多數人都絕望的時候,正是你出擊的時候。

你要像諸葛亮舌戰群儒般地去砍價,砍到低於市價20%時,就果斷地買。不到20%,繼續砍。當然,需要有策略和技巧。 

回顧香港2003年,大多數人都已經輸到怕了,即使樂觀的人也早已彈藥用盡了。本人就是在那時,不慌不忙地把握了機會,三年內由草船借箭(我問朋友借了50萬開始的)到財務自由。

5。三顧草廬

假如你像劉備一樣地認真,需要一個非凡的軍師的話,那你得三顧草廬。

不是我在此賣關子,而是本人把19年來投資房地產,百發百中,未曾失手的經驗,總結成《智富房地產》,需要一共三課,不可能在此短短幾句話盡告訴,請原諒。 

閣下若有誠意,不妨效劉備三顧草廬。

終結:機會是留給有準備的人。 未來的幾個月,可能是個危機。 如果你沒有備,那麼歐債、梁振英、通脹等可以使你的財富蒸發。但是,這也正是十載難遇的機會,錯過了不知甚麼時候再來。要把握這關鍵時刻,就不要再忙、茫、妄。。。亡矣!

為甚麼你不是李嘉誠?

唐英年問了一個很好的問題:“你為甚麼不是下一個李嘉誠?”

其實,李嘉誠只是一個代表人物,代表了富人。

唐英年如果口才好一點的化,也許他會問:
有甚麼方法你也像李嘉誠一樣,賺很多很多的錢?

如果我有這個方法,你想知道嗎?

首先,我們先看看,李嘉誠(或者香港的大多數富人),是在哪裡創造出他們最多的財富?

我想,沒有人會說是“塑膠花”或者“零售”或者“股票”吧?

對了,是房地產!

那麼,你有沒有利用香港這塊肥地,在房地產方面賺一筆?

有?恭喜你。不過,你是否像李嘉誠一樣?

沒有?為甚麼?

沒錢?李嘉誠投資房地產的錢,大多數都不是他的啊!

沒時間?李嘉誠這麼多時間,肯定有更多方面需要他的時間吧!

“那李嘉誠可以請人啊!”

如果請人就能使你成為富人,那麼你為甚麼不請?

也許,李嘉誠(我相信每一個成功創業的富人)不會去找理由(或者更恰當地說是藉口)解釋為甚麼不能,而是盡所有的方法去找成功的方法。

最近,每次我開房地產講座或者課堂,都有人問我:“梁振英當特首了,我要賣樓嗎?”

讓我們看看李嘉誠,他會不會賣樓?

即使李嘉誠是“旗幟鮮明”地支持唐英年,在梁振英勝出後,他明確表明不會在香港減少投資。

但是我們要注意一點:

李嘉誠的房地產生意,是透過增值來賺錢的。從“麵粉”到“麵包”,起碼有30%的利潤。

大多數人的所謂物業投資,只是買樓收租

現在租金回報才3%,付去利息後沒甚麼錢剩,當然天天擔心樓市如果跌了怎算。

所以,我們教學生,買樓要低於市價20%以上,地點要選在“跑贏大市”的地區,買了樓要為樓增值20%,。。。

所以我們的學生,沒有在擔心,而是在行動,一步一步的通過房地產智富。

為甚麼梁振英當選特首,樓市反而升得快了?

放假前,有朋友著急地問我,梁振英當選做特首,應否趕快把樓賣掉?

我回答了他之餘,也把心得分享在上次的網誌。其中說到:“今天我的建議是:如果你已經有樓,不須急賣,不妨先按兵不動,靜觀其變。

朋友聽了我的話,安心地跟我去玩了14天,回來香港後,收到許多地產經紀的電話。

簡單來說, 這兩星期,香港的住宅樓,又升了1-2%。 

朋友急著問我,現在可以賣了吧?  

其實,房地產投資不像股票,一進一出還會費用就可能高達3%-10%(包括釐印、經紀佣金、律師費),還有許多時間上的支出(包括物色物業、議價、申請按揭)。所以我一向建議學生,要長期投資而非短期炒。繼續靜觀其變

那麼,為甚麼梁振英當選特首,樓市反而升得快了?  

其實,政府的政策固然對樓市有許多影響,投資者的情緒和心態,也左右者樓價。  

樓價是由買家和賣家的雙方商議決定的,所以投資者的情緒和心態,更直接地影響樓價。  

投資者的避險恐懼,要比投資者的理性分析強。 

投資者的貪婪,也要比投資者的理性分析強。  

在選舉沒有結果前,無論是投資者或者是置業人都抗拒不明朗的前景,所以避險情緒主導,使樓價下跌。

選舉過後,即使是梁振英當選,“壞消息”已經出盡,取而代之的是怕現在不買,以後買不到平樓,或者現在賣了,也不知道把錢放哪裡的頭痛(股市有許多因素使其繼續不振),使樓價反彈,也引發了“遲點賣可以再高點”的貪婪。

也許這解析了樓價加快上升的原因。

梁振英做特首,對香港樓市會有甚麼影響?

1997年,董建華做了特首,我逢人便勸他們把樓賣掉。結果,香港的樓從97年到03年,共跌了70%,滿街都是負資產。
2004年,曾蔭權做了特首,我告訴人可以閉著眼睛去買樓。結果,儘管其間經歷了金融海嘯,但是樓價還是升了3倍以上。
如果你當時已經認識了我,並聽了我的建議,那就算你當時只有一間小屋,在97年賣掉套現100萬,在04年借9成買樓(價值1000萬的樓),然後在今天你賣掉的話,你已經有兩千萬的現金在手了。相反如果這15年你甚麼也沒做,你的資產會有天淵之別嗎?
有了這兩次正確的記錄,我身邊的朋友都問我,梁振英做特首,樓市去向會怎麼樣?
本人認為,梁振英是當年政府八萬五房屋政策的主要推動者,而最近香港普遍市民都希望政府能提供多些土地和公屋或居屋,使更多人能安居置業。梁振英以低民望上台,很有可能會積極地推出一些新的措施去爭取民心,另外反對梁的聲音可能會繼續使香港產生內耗。所以光就梁振英做特首的單一事件上,對香港的樓市不利,尤其是住宅樓這一板塊。
可是,樓價的起跌,還有許多其他因素。像當年的亞洲金融危機、SARS、或者近年的低息環境等,這些因素都要統一考慮。如今要考慮的因素有許多,例如歐債危機、量化寬鬆、內地經濟發展、人民幣國際化等等。
綜合來說,由於美國和歐洲央行都在印銀紙,長期來說磚頭升值的機會還是大於跌,但是住宅樓可能跑輸工商舖。
所以,今天我的建議是:如果你已經有樓,不須急賣,不妨先按兵不動,靜觀其變。如果你能借到按揭,或者有資金要投資,房地產對散戶來說還是比股票或者其他的投資產品要好,不妨可以投資一些有高現金流回報的房地產項目。

First of all, what do you call those people on the top right quadrant who has lots of time and no money?

Do you want to be one of them?

Interesting.





Now, they are not bad at all if you compare to the next quadrant: people who work so hard that they have no time, yet they also do not have much money.

What do you call these people?

Interesting.  I thought slavery were abolished long time ago, why are most of the population still living in this quadrant?

Now, they are also not the worst.  Take a look at those people who run like a rat.

What do you call them?

Lastly, what do you call those people who have both the money and time to live a life they want?

An interesting question is: if most people want to live in the quadrant where there is plenty of money and free time, why do most people end up not in this quadrant?

If you look at the 5 Chinese characters which sounded almost identical in Cantonese, you see what is causing people to live in each quadrant.

In our top right quadrant, people lack clarity on what they want, why they are here, how to live a life they want.  And instead of proactively go out and search for solutions (hint: Success Playground may be a good starting point), they wait and wait.  So the Chinese character here refers to lack of clarity.

In our top left quadrant, people forget (the first character) that slavery was abolished and they have a choice to be free.  Eventually, they stopped dreaming (the second character).  And if you look at the other two characters which means "work hard", it is written as the force of a slave force (2 forces and a slave).  Got it?  If you work hard for long enough, you are a slave.  Chinese figured this out 5000 years ago.

In our bottom left quadrant, they are busy all the time.  Any bankers here?  Very few, because they are still busy making their clients (mostly people in the bottom right quadrant) wealthier.  Any big corp CEOs?  You got the point.  So the Chinese character here means "busy".

Finally, in the bottom right quadrant when people have money and time, they can't wait for another day to come and their life is full of hope (both use the character).

New year resolution? Are you sick and tired of your own bullshit?

Hi my friends,

It is the beginning of another year.

Have you/are you making your new year resolution?
Or you have looked at your own b/s from past year resolutions and got sick and tired of making another one?  

In either case, here is my suggestion for your 2011.

1.  Work no more than 30 hours a week.  Ideally, do not work, only play.

2.  10x your income.

3.  Live your passion and life purpose every single hour.  That is, 168 hours a week.

4.  If 2011 is your last year in this life time, you have accomplished everything you want to accomplish in your life time.  Of course, you will have your 2012, 2013,... so all those life will be a bonus life for you.  Isn't that great?

5.  Invest in yourself so that at the end of 2011, you are a better person than who you are at the beginning of the year.  And as a result of you, the world has become a better place as well.

Sounds good?  Then go live and accomplish every one of them.

Impossible?  Then make it "I'm Possible!".

The absurdity of our habits of being busy

Do you have a habit of keeping yourself busy?

I had, now looking back, it looks really absurd.













It looks like this:

From Jan to mid-Dec, busy at work.

Each day I was busy telling people "I have no time",
or a variation of that.

Each night I wished I had time to do that something,
something like "read that book", "do that exercise",
or "invest time with that someone".

Then it was holiday time.
Finally, I had time, right?
Except we are a creature of habits.
So I was busy traveling, getting from one
destination to another, one resort to another,
busy photo-taking and shopping.

As for the things I had always wanted to do?
"Oh, I was too busy because ..."
A bunch of bullshit - so much that it really
gave me good excuse to procrastinate for
another year, and another...

"Maybe I will try harder later"

Is this absurd?

What do you do with absurdity?

Some people complain about absurdity, some laugh.  The wise profit.  ~ Dr OIC

Now that the Feb has done what I have been predicting for 2 years (i.e. QE2), what is next?



I predict: QE3.

Mark my word.  Whether it is called QE3 or not, it is coming.

Why?

The current deficits, both trade and fiscal, in the USA is huge and accelerating.

There are only 3 ways to deal with it.

1.  Raise tax - which is not likely.  As predicted in my workshops, in a democratic society where politicians are elected, any idea to raise tax is a wishful thinking.  Take a look at the world in the past 12 months, both the UK, Australia and Japan have new Prime Ministers (in those countries, a PM can be voted out anytime in contrast to the USA where the president, no matter how unpopular he is, has 4 years to finish).  President Omaba just experienced a major setback in the mid-term election of the USA.

2.  Cut spending - just like option 1, it is both politically unpopular and economic suicidal.  Look at Greece and France, all they see is more riots and strikes, damaging their fragile economies more than saving costs.

3.  Default (i.e. print more money) - as long as they have the right to print.  Unlike PIIGs, the US dollar is still a reserve currency that the world accepts.  Therefore, this is what they just did (in fact, they do not even need to print, nowadays it is electronic - good for saving paper and thus trees).

Option 3 is not a cure for deficits, only to worsen it with interest payments.  Even the most financially retarded knows that you cannot pay a credit card with more borrowing from another credit cards.

Of course, in God we trust, that someone has printed money will print it again.

So what do you do?

You can choose to complain, laugh, or take actions to profit.

What can you do?

Come to my workshop is a good first step.

Just in case you are thinking of me writing such a long blog to sell you a ticket to my workshop, I am now truly laughing.  I can profit far more from riding on someone's absurdity. 

Our world has too many complainers.

Have you found your flower?

This movie would never catch my attention to watch it.

However, as if the greater wisdom has planned for it, I watched it.

And I liked it a lot - perfect timing too after the Technology Behind Life was just born and I had a lot to contemplate about life.

Even the name of the movie is so divinely picked.

The movie is about life stories of 6 women.

Very ordinary lives, very ordinary stories.

No bullets, no blood, no extraordinary sex scenes (I guess they all had children, so they must had sex inside their bedroom - the typical normal kind).

In short, this is the kind of life you and I have (well, I assume you are not someone like James Bond or Forrest Gump).

And just because I watched it after I conducted the conundrum exercise in my workshop, I got to see the beauty of this movie.

And it is exactly the beauty of our life - ordinary but magnificant every single moment.

The only question is: are we aware of such magnificence here and now.

How do you want to die?

In the movie, I see that life is so fragile that it can be taken away so quickly.

In one scene, a swinging wire cut through a body and the upper part fell into the lake.

In another, thousands of people's body were taken, entirely leaving only bones, or more grossly partially leaving parts of body dangling, after helplessly being eaten by Piranhas.

Shall we have fear over death?

I believe part of our brain, the lymbic system that is responsible for our survival, does have fear which is important to our survival.

The question is: are we being unconsciously driven by fear, or do we consciously dance with fear?

In the movie, thousands of people died despite of their fear and desperation for escape.  One Sheriff, in performing his duty, died with no fear.

There are 3 other people, with love, overcome fear to rescue people, including those they love and care dearly.

What I see is that - we will all die.

Even without piranhas, we will all die.  So it is not a question of whether we die.

The question is: how do we want to die.

Have you thought of how you want to die?

This question may lead the ancient samurais to the spirit of Bushido - the warrior spirit that overcome fear and death.

Does Hunt in Pack have to be bloody?

I just finished watching the movie Piranha

Oh my God!  It is bloody.

The producer knows how to push our buttons in our brain and play with our fear.
With the consciousness we talked about in the Diamond course, I see how they are playing the tricks with our stem brain.  

After watching this movie, my first response to Hunt-in-Pack is that it is very bloody.

In the movie, we human beings become the sashimi for the piranahs.  What we are left with is bones and hair and a few remaining body parts. 

Like it says in the movie, piranhas hunt-in-pack.

Then, it reminds me of the documentary movie I see how we human beings use the same tactic to hunt dolphins, whales, and other fishes.

And sometimes we may eat them alive so that we get the best freshness.

What a movie for me to reflect upon our own bloodiness.

I also got to see the importance of integrating spirituality and materialism.  

If we only have a drive for materialism and no spirituality, we become the piranhas automatically going after blood.  We become the money makers.

I also got to question that, do we human beings have more than flesh and blood?

If so, then whatever is beyond our flesh and blood must be our soul and spirit.

And finally, hunt-in-pack itself is neutral, no good or bad.

Perhaps human beings being eaten by piranhas is also neutral, bad from our perspective, good (if piranhas can think) from piranhas' perspective.

And perhaps it is us, with consciousness and soul purpose, can make Hunting in Pack the best for the world we live in.

What is Wealth?

Since this blog is about wealth creation, let us start with the basic definition of wealth.

Different people have different definition of wealth.

What is yours?

For me, wealth is not money, not stock, not property, not a car, ...

All those are what I call assets. 

Wealth is our capability to generate all of the above, plus happiness, fulfillment, love, health, family, and contribution.

With the above definition, more money can be one of the outcome of our wealth.  Some others include making a difference to the world, enjoy satisfaction from work, etc.

Think of the metaphor of a tree.

Money, happiness, contribution, etc. are all fruits.

When these fruits are sour and small, do we focus on those fruits?

Or do we explore putting in the right amount of fertilizer, water, sun light, ...

So what are the fertilizers and water for wealth?

You do not need to gamble at Macau - Part 3

So what will be a good alternative to participate/invest in Macau's future?

I have found a few Macau related stock listed on the HK stock exchange.

I am not going to mention these names.  You have to do your homework.

What I have found is that there are a few stocks currently trading at a discount to its book value.  Some are related more to Macau's property sector, while others more to its casinos and hotels.

Be aware that Macau stocks move up and down like roller coasters according more to speculation and less to fundamentals.  That means, if you do your homework and be patient, you can pick up a few bargains at incredible discounts.

I see that to be better alternative then buying Macau property directly - unless you hunt-in-pack of course. 

P.S.  Always remember that investment is only a game and you play to win.  And when you play, whether you win or not, remember to have fun and enjoy.

You do not need to gamble at Macau - Part 2

What have made Macau's future brilliant is this:

1.  Macau has become the world's number 1 (measured by what matters the most - $$$) casino center.

I did a casual observation that at each table (I never gamble, only to observe) each round the dealer had around $1000 profit.  That reminded me of a McKinsey interview question we practiced at MBA: how many gas stations are there in the USA.  I did an estimate...

Actually, there is a better way now, with the advancement of the Internet and mobile phones, I did a search for Macau's gaming revenue.  The answer?  I will let you do the same exercise here and you will be shocked.

2.  Even when people (one in a thousand) make money from the casino, with so many shops, restaurants, and other entertainment places most of those winnings never leave Macau.

3.  Macau has been importing labor.  With such a quick explosion of the economy, there isn't enough local people.  Therefore, labor import has been necessary and acceptable. 

Where do these people live?  hint hint!

4.  Forget about tearing down an old building in Macau to rebuild.  And Macau is surrounded by ocean.  Most of its land is from reclamation and as it reclaims further, the depth it needs to reclaim goes up.  Therefore, the cost of land is also going up dramatically.

5.  The transportation infrastructure to be built in the next 5-10 years will make this small city explode.


6.  The best part is: when you ask most people about investing in Macau, they will tell you their concern about vacancy, crime, and lack of transparency.  All of those used to be true, but silently improving significantly.  As a result, even though Macau's GDP per capita has surpassed HK's, its property price is still at a huge (40%) discount to HK's. 

To my sensitive nose, this smells opportunity.   

I can go on and on, but still there are a few obstacles.

Among which, the biggest is the proximity of Macau.

I live in Hong Kong.  I do not want to go to Macau all the time to manage my property.
If I want to invest, I want to invest 100 units to make my trip worthwhile.

This is where Hunt-in-Pack comes in.

When I can bring 100 investors in, we can bargain for a good deal.  We can collectively appoint a good management company and they, wanting to have us as a big client, will give us the best service.

...

And we can collect much better intelligence in terms of prices, vacancy, economic data, ... and manage the property units with the best professionalism.  (Amateurs never make money, they pay to play).

So what else can totally eliminate the nature of gambling in investing in Macau?

You do not need to gamble at Macau - Part 1

When it comes to real estate investment, size sometimes matters.

Small is better! That is the city/country size I mean. 

Why?  Because when hot money flows in, the small size makes the hot money shoots up like a geyser. 

Hong Kong is small.  Singapore is smaller.  Macau is the smallest amongst these 3.

Therefore, ever since the beginning of 2010, I have been studying the Macau property market.

There are many economic factors suggesting that investing in a Macau property can be a good investment in the next 5-10 years.   

On a separate note, I teach people never to invest as a retail investor.  Always hunt-in-pack to get the wholesale discount, or at least with more bargaining power to get better deals or services.

Therefore, I organized a hunting trip on July 1 to Macau.  We attended a privately arranged seminar, interviewed some experts, visited a few properties.  We have also done our homework before the trip, that collectively we came up with over 100 questions to ask the local property experts.

Hunt-in-Pack includes food, yummy Macau food.


Coincidentally, the Capital magazine on July 2 published a cover story about the property of Macau.  Because they covered most of what we discovered, I am not repeating our finding here.


In short, Macau looks good. 

Hold on...  Before you rush to Macau, let me tell you a few more things.

First, the legal documents in Macau is in Portuguese.

Second, managing a property overseas (unless you live in Macau) is not always pleasant.

Third, information in Macau is not that transparent.  Unless you are living there locally, there is not much research you can do over the Internet.
